Three kinds of tool, sold under similar names

Visualizers

Render the building so a customer can see colors and proportions. Good at what they do. They don't produce a material list, and pricing, if present, comes from a table beside the model rather than from the model itself.

Estimating tools

Produce a takeoff and a number, often with limited or no 3D. Useful in the office, not something you'd put in front of a customer.

Production configurators

Model the actual structure, produce the takeoff from it, and generate plans. One design serves the sales conversation, the material order and the build.

All three get marketed as "design software." Work out which one you're looking at before comparing prices.

Fastest way to tell: ask to turn the cladding off. If there's structure underneath — columns, trusses, purlins, girts where they'd really go — it's modeling the building. If there's nothing, it's a shell.

What matters in post frame specifically

Does it know post frame, or generic buildings?

Post frame has its own rules: column spacing driven by capacity, trusses landing on columns, girts and purlins on real spacing, headers displacing girts around openings. Generic building software approximates all of that and the takeoff shows it.

Lean-tos, dormers and valleys

Where takeoffs go wrong, because members on both sides of the intersection change. A tool that treats a lean-to as a separate box bolted onto the render gets this wrong every time. If you sell buildings with lean-tos — most post frame builders do — test this specifically.

Material list with lengths

"42 purlins" isn't orderable. Forty-two purlins at twelve feet is. Why this is the dividing line.

Does it cover your other work?

Most builders don't only do post frame. If you also quote red iron or finish interiors, running separate tools means separate pricing to maintain and no way to compare systems on the same building. What that costs you.

The commercial questions

  1. How is it priced — per seat, per company, by revenue?
  2. Is there a setup fee and an implementation period before you can use it?
  3. What's the real first-year total for everyone who needs access?
  4. Can your customers use it on your website, or is it office-only?
  5. Who updates your material prices?
  6. What happens when you add a new product to your line?

What to do during the trial

Don't design a rectangle. Design the building you quoted last week, with the lean-to and the 16-foot overhead door and the taller sidewall on one end. Then compare the output to the takeoff you did by hand.

That single test tells you more than every feature list you'll read, including this page. If the numbers line up, the tool works. If they don't, you've learned it in a free trial rather than on a job.
