Requirements vary by jurisdiction, and rural counties often want considerably less than a city building department. Check before you draw. The wasted effort in permitting is almost always producing the wrong set, not producing a bad one.

Permit ready vs stamped

These are different things and the distinction matters.

Permit ready means complete, legible, dimensioned and internally consistent — a set somebody can actually review.

Stamped means a licensed engineer or architect has sealed the drawings, taking professional responsibility for the structural design.

Whether you need a stamp depends on the jurisdiction, the occupancy, and often the size. Agricultural exemptions cover a lot of pole barns in rural areas. A shop with an office, a residential barndominium, or anything the public enters usually triggers a stamp requirement. Many post frame and steel building manufacturers provide stamped engineering for their own systems as part of the package.

Call before you draw. One phone call to the building department asking what they require for this specific building on this specific parcel saves more time than any software. Ask about stamps, snow and wind design values, and whether they want digital or paper.

Where submittals actually get rejected

Rejections cluster around a handful of things, and almost none of them are structural:

The internal consistency problem is the one worth dwelling on, because it's the one that hand-drafted sets fail most often. When elevations, plans and sections are drawn separately, a late change to the building has to be caught in every drawing. Miss one and the set contradicts itself.

Why model-generated plans avoid that failure

If every drawing is generated from one 3D model, they can't disagree. Change the eave height and the elevation, the section and the framing plan all update together, because they're views of the same thing rather than separate files that happen to describe the same building.

That's the practical argument for producing plans out of a configurator rather than redrawing them: not that it's faster to create the first set, though it is, but that revisions stay consistent. Most buildings change at least once between quote and permit.

What software can and can't do for you

Be clear-eyed about the boundary.

Software can produce dimensioned plans, elevations, sections and framing layouts from your design, keep them consistent through revisions, and hand you a PDF set ready to submit.

Software cannot stamp drawings, know your local amendments, or decide whether your jurisdiction requires engineering. Any tool claiming otherwise is overselling. A plan set is submittable; whether it's sufficient is between you and your building department.

Practical sequence

  1. Call the building department. Get the required drawing list, design load values, and whether a stamp is needed.
  2. Design the building fully, including openings and any interior partitions, before generating drawings.
  3. Generate the plan set and check overall dimensions against the model in at least two views.
  4. Add the site plan — usually the piece software won't produce, since it depends on the parcel.
  5. If a stamp is required, send the set to your engineer or your building manufacturer before submitting.
