Two buildings, one envelope
A barndominium is a post frame or steel shell with a house inside it. The outside follows post frame rules and post frame pricing. The inside follows residential rules and residential pricing.
The savings are real, but they're in the shell and the speed — not in the kitchen. A bathroom costs the same whether it's in a barndominium or a stick-built house. So does a furnace, a water heater, or a run of copper.
The mental model that keeps budgets honest: price the shell as a building, then price the interior as a house of that square footage. Add them. That number will be uncomfortable and it will also be closer to right than anything you get by multiplying total square feet by a shell rate.
Where the money actually goes
Shell
Posts, trusses, girts, purlins, roof and wall steel, trim, doors and windows. The part that's genuinely economical, and the part most quotes cover.
Concrete
Bigger than on a shop, because you're pouring a floor people live on. Thickness, reinforcement, any in-floor heat, and a finish that will take flooring rather than a broom finish.
Interior framing
Partitions, any bearing walls, floor systems if there's a second level, and stairs. In a clear-span shell most partitions carry nothing, which helps — but a loft or upper floor needs real structure. More on framing the inside of a shell.
The envelope
Insulation and vapor control in a metal building is its own problem, and it's not optional in living space. Getting it wrong shows up as condensation and mold in a few years rather than immediately, which is why it's worth paying attention to at design time.
Mechanicals
Electrical, plumbing, HVAC. Large open volumes are harder to heat and cool than a compartmented house, and duct runs across a big span add up.
Finishes
Kitchen, bathrooms, flooring, trim, fixtures. Entirely driven by taste, and the widest-swinging category in the whole project. Two identical shells can differ enormously here.
Costs people don't see coming
- Stairs. If there's a second level, a code-compliant staircase needs real run length and headroom, and it takes floor area on both levels. Drawn as a rectangle on a plan, it's almost always too short.
- Ceiling height. The truss bottom chord sets your maximum, and trusses are deeper than people picture on long clear spans.
- Windows in a post frame wall. Residential-style windows have to work with girt spacing, which means framing that wouldn't exist in a stick-built wall.
- Permitting. Living space is reviewed against residential requirements even when the shell would qualify for an agricultural exemption. What a permit-ready plan set includes.
- Financing and appraisal. Some lenders treat barndominiums differently from conventional homes. Worth confirming before you're committed.

How to build a budget that holds
- Split the project in two — shell and interior — and budget them separately.
- Decide the floor plan before the shell. The interior drives what the shell needs, not the other way around. Changing your mind about a second floor after the shell is up is expensive.
- Get the shell as an itemized quote with a material list, not a lump sum.
- Price the interior like a house. Talk to residential contractors, not just your building supplier.
- Hold a real contingency. Mixed-trade projects have more handoffs and more places to be surprised.
See the whole building before you commit
The failure that costs the most is discovering the interior doesn't work after the shell is standing. Modeling both together — shell, interior partitions, floor systems, stairs and any lower level — means the problems surface while they're still free to fix.
